 Central Park’s Delacorte Theater Nears Completion

The Delacorte Theater in Central Park is on track to reopen this August after undergoing its first major renovation in over two decades. This $80 million project, led by Ennead Architects in collaboration with the Public Theater, NYC Parks, and the Central Park Conservancy, has transformed the 63-year-old outdoor venue. The upgrades include accessibility improvements, redesigned walkways, and enhanced backstage facilities. The theater’s exterior now features repurposed redwood sourced from old New York City water tanks, preserving its historic charm while modernizing its infrastructure. Additional enhancements include new lighting systems, updated restrooms, and improved drainage to prevent flooding. The Delacorte Theater, known for its Shakespeare in the Park series, will soon welcome audiences back to enjoy its iconic productions.


Anagram Turtle Bay: A New Residential Landmark in Midtown East

Anagram Turtle Bay, a 23-story residential tower at 300 East 50th Street, is nearing completion in Midtown East. Developed by MAG Partners in partnership with Global Holdings and Safanad, the building offers 194 rental units, with 30% designated as affordable housing. Designed by BKSK Architects, the tower features a sleek gray brick façade with floor-to-ceiling windows and includes ground-floor retail space. Conveniently located near the E, M, and 6 subway lines, this project is part of MAG’s growing portfolio, following the success of their Chelsea development, Mabel. The building is expected to open later this year, adding to the vibrancy of the neighborhood.


Davis Center at Harlem Meer Prepares for Grand Opening

The Davis Center, a $160 million redevelopment of the Lasker Rink and Pool at Central Park’s northern edge, is set to open its doors. This ambitious project, led by the Central Park Conservancy and Susan T. Rodriguez Architecture & Design, has transformed the six-acre site into a year-round recreational hub. The centerpiece is a convertible pool that doubles as a skating rink in winter, complemented by a new pavilion with locker rooms, event spaces, and a gallery showcasing the site’s history. The project also includes ecological improvements, such as stream restoration and new landscaping to enhance biodiversity. A community celebration is planned for April 26, inviting the public to explore this revitalized space.


125 Greenwich Street Secures $350M Refinancing

In the Financial District, the 272-unit condominium tower at 125 Greenwich Street has secured a $350 million refinancing loan. Fortress Investment Group, Bizzi & Partners, and Bilgili Holding are behind the project, which has seen significant financial restructuring. While 113 units have been listed for sale, the majority remain off the market, with the total sellout expected to exceed $295.6 million. This refinancing marks a critical step in stabilizing the property and preparing it for future sales.


Biotech Pioneer Expands Tribeca Portfolio

George Yancopoulos, co-founder of Regeneron, has acquired six condominium units at 50 Hudson Street in Tribeca for $32.2 million. The purchase, made through GLT Hudson Holdings, LLC, includes both commercial and residential spaces totaling 15,000 square feet. City records suggest the property will be used for owner-occupied office space. This acquisition further solidifies Yancopoulos’ presence in the neighborhood, where he now owns the majority of the building.


Midtown East Office Building to Undergo Residential Conversion

CSC Real Estate has acquired the office portion of 300 East 42nd Street with plans to convert the middle floors into 135 rental apartments. The project will utilize New York’s 467m tax incentive program, allowing the upper and lower office tenants to remain in place. The 18-story building, originally constructed in 1964, features narrow floor plates ideal for residential use. CSC secured a $45 million loan from Northwind Group to fund the conversion, which is expected to revitalize the property.


Hudson Yards Casino Proposal Adds Housing

Developers Related Companies, Oxford Properties, and Wynn Resorts have revised their Hudson Yards casino proposal to include up to 4,000 housing units, a significant increase from the original 1,500. This adjustment aims to address community concerns about housing shortages while leveraging surplus PILOT payments to fund a $2 billion platform over the railyards. The proposal, which includes a casino, residential towers, and green space, is currently under review by the New York City Council.


Eyal Ofer Wins Legal Battle Over NoMad Hotel

Eyal Ofer, through his company Global Holdings, has secured a decisive legal victory in the long-running dispute over the Mondrian Park Avenue hotel in NoMad. A judge ruled in favor of Ofer, allowing him to take full control of the property after the previous owner defaulted on a settlement agreement. This resolution clears the way for Ofer to sell the 190-room hotel, which has been at the center of litigation for years.
